Property Management is our chosen profession. While we acknowledge that property management requires real estate skills, we feel strongly that experience and customer service are close seconds. We listen to you and create a plan to help you reach your desired goals.

Building relationships with our property owners and tenants alike is the cornerstone of our business. Our goal of providing quality service outweighs the need to increase the number of homes we manage.

What To Expect From OceanBreeze Properties

Your property will be inspected by a licensed agent who will provide you with the following:
  • Recommendations for repairs & preventive maintenance
  • Curb Appeal advice: Landscape & exterior of home
  • Lease term (long-term versus vacation rental)
  • Price range & vacancy plan
  • Marketing plan

Upon hiring OceanBreeze Properties the following will occur:

  • Preparation, explanation and signature of Property Management Agreement, House
  • Report & W-9
  • Owners will provide us with: Inventory Listing, 10 keys, parking passes, pool keys or codes, HOA documents & insurance
  • Virtual Tour will be produced & published on our website
  • Sign will be placed in yard, if permissible

When we find a tenant:

  • Discuss credit rating, employment status & landlord history & make recommendation
  • Prepare lease agreement & collect deposits, pet fees & rent
  • Lease renewal management
  • Adherence to lease terms & legal filings

Property Maintenance & Turnover

  • Provide routine maintenance services through insured contractors
  • Inspect property at move-in & move-out to ensure adequate conditions

Accounting

  • Online access to your account with live data regarding deposits and disbursements
  • Monthly proceeds payable mid month for long term rentals and end of month for vacation rentals
  • Direct Deposits via ACH
